Rocco Forte Hotels
Vedura Resort, Sicily .
To expand on the success of its golf and spa resort in Sicily, Rocco Forte Hotel Group is adding luxurious privately owned villas. Skylla Group has provided commercial strategy and sales support for the development.
Verdura Golf and Spa Resort introduced wealthy European holidaymakers to a largely undiscovered part of Italy, Sicily’s southern coast. Since then, they’ve come by the thousands, enticed by the beautiful modern design and exclusive amenities offering. Poised to expand into the next phase – the construction of 87 privately owned luxury villas, each with a private pool and garden – the hotel group wanted to be sure it was developing a product that would attract the right buyers to this stunning but out-of-the-way place. We then used these insights to help determine the ideal target buyers for the villas and make informed recommendations on development phasing and detailed pricing strategy. We also designed the sales process and each step in the buying experience.

Philippe Starck and John Hitchcox’s pioneering property company YOO built its reputation by bringing modern homes with attitude to city-centre hotspots around the world. Skylla Group helped them take the YOO brand into the countryside.
When given the opportunity to create the first YOO-branded residential community in a rural setting – in a gorgeous and green lakeside position in the Cotswolds, 90 minutes from London – YOO didn’t hesitate. But there was a lot to sort out. In particular, YOO and its joint venture partner The Raven Group wanted The Lakes by YOO to achieve something new, by being the kind of development that would give luxury second homes a good name. They asked Skylla Group to help define the product – looking not only at the lifestyle offering at The Lakes but also opportunities to responsibly integrate the development into the local environment and surrounding community.

When luxury hotel group Mandarin Oriental decided to open a hotel in New York, they laid out plans to offer something completely new: The Residences at Mandarin Oriental. Skylla Group helped them realise the vision.
Owners of these 64 exclusive residences at Time Warner Centre would have access to every luxury available in the adjacent hotel, not to mention a home with interiors designed and appointed to the exceptionally high standards of the Mandarin Oriental brand – realised, in this case, by renowned architect David Childs. Skylla Group were asked to help de ne the particulars of Mandarin Oriental’s residential offering and also to manage delivery of much of the sales and marketing activity. We consulted on the design of the sales office, show apartment and communal areas and produced marketing materials tailored to the different price points and aimed at both local and international audiences. Following the successful rollout in New York, The Residences at Mandarin Oriental has been launched in eight additional cities worldwide.
